Our History
Located in Maitland, Florida, The Hart Corporation was established in 1988. Soon after, in addition to commercial properties, we began focusing on the self storage industry. In the beginning, our self storage specialty was acquisitions and site selection for one of the nation’s largest storage operators. This was an exciting time for our company even though the popularity of self storage was minimal.
The self storage industry began to escalate around 1994 with the onset of new real estate investment trusts with an appetite for self storage properties. We were very fortunate to be one of only a handful of storage specialists in the brokerage community. This trend lasted until 1998 when the demand for storage development sites grew. During that time, we actively scouted out storage development sites to fill the demand. Around 2001, there was an abundant supply of storage facilities and our focus turned to brokering existing facilities.
A new demand for self storage investment began to emerge in 2002. The continued drop in the interest rates and the cost of money brought many new storage investors. During this period market conditions and the self storage investors changed almost annually. Also this period brought on new investment challenges such as the escalating cost of insurance and taxes, governmental and management issues, and frenzied market conditions.
Self Storage Sales and acquisitions change every year with the increased popularity of self storage as an investment. Over the years, Hart Storage Realty has developed contacts and relationships with storage owners and buyers across the U.S., Canada and Europe. These storage operators include national and regional operators as well as individual investors who are actively purchasing facilities. As a result of our years of brokering we have built a national database of storage investors and developed a streamlined process for evaluating and marketing properties.
